Operator
The cabinet drives the leaf
Motor, board, and limits stay in the cabinet that is chained or linked to the leaf they move.
Service · Maintenance
A gate that fails on a Saturday usually showed a small problem weeks earlier. A maintenance plan is the list of things we check on a schedule that fits that site, not a package with a published price.
On a maintenance visit we check the operator, the hinges or the chain, the rollers and track, the loops, the photo eyes and other safety devices, the keypad, the battery backup, the fuses, and the grounding and wiring. How often we come is set for that property. A busy commercial lane is not the same schedule as a low-use estate gate.

Operator
Motor, board, and limits stay in the cabinet that is chained or linked to the leaf they move.
Keypad
A gooseneck puts the keypad at the window, on the driver side, before the leaf starts to move.
Capabilities
Limits, force, motor, and control board. We look for heat, oil, and error codes before the operator stops in the lane.
Swing gates: hinge wear and leaf alignment. Slide gates: chain tension, sprockets, and stretch.
Rollers that are flat, a track that is full of debris, or a cantilever that is no longer level.
Vehicle loops that no longer hold the gate open, or that hold it open all day. We test the detector and the loop itself.
Photo eyes, edges, and the reverse function. A safety device that is taped over or aimed at the wrong place gets corrected.
The keypad, the reader, and whether the codes or credentials still match the people who should have them.
Batteries that are swollen, dead, or too small for the operator. We test them under load, not just with a meter at rest.
Fuses, grounds, and the low-voltage wiring between the operator, the loops, and the entry devices. Florida storms find a loose ground.

Industries that use this service
A gated community is a credential and traffic system before it is anything else.
Apartments and condos move faster than any other property type — turnover, staff changes, vendor rotation, and amenity scheduling all happen monthly.
Storage facilities are credential-heavy properties with thin staff coverage.
Commercial properties have the broadest range of security requirements — staff turnover, tenant access, vendor rotation, after-hours operations, and incident documentation — and the highest expectation that the system simply works.
Property managers do not buy a security system — they buy a service relationship.
We set the frequency for the site. Cycle count, the environment, and how the gate is used decide it. We do not sell one interval to every property.

No. The visit depends on the equipment and the schedule. Book an advanced consultation and we will look at the site before we talk about a plan.
